Mapping the Constraints

We begin every engagement by mapping the constraints that will shape the design — site conditions, zoning and code, budget parameters, and the client's program. For renovation and rehabilitation work, our LiDAR scanning captures existing conditions in hours rather than weeks. This due-diligence phase surfaces the opportunities and limitations early, so the design that follows is grounded in reality rather than reworked later.

02DESIGN

Testing Ideas in BIM

Working directly in BIM, we test massing, unit mix, and material options against daylight, energy, and code requirements in parallel. Iteration happens digitally first, letting us explore more options faster and catch conflicts before they reach the field. Renderings and visualizations bring the direction to life for client sign-off at each milestone.

03DOCUMENT

One Coordinated Model

Construction documents are produced from the same coordinated model used in design, with structural, MEP, and other consultants working from a single shared source of truth. This reduces conflicts in the field, speeds up permit review, and keeps the schedule on track. Custom Revit templates and families are tailored to each client's workflow along the way.

On Site Through Closeout

Our involvement continues through construction with site visits, RFI response, and submittal review — from groundbreaking to substantial completion to final walkthrough with the client. The same principal who led design is the one standing on site making sure it gets built right.
